I certainly agree. I used to spend thousands on colourful glossy magazines that were distributed worldwide, I now focus more onlie advertising mainly through list directories, social marketing (although not much success yet to be honest), and pay per click advertising although this can work out quite expensivewhen targeting competitive keywords.

This also says something about pricing luxury real estate. For reasons that I cover at some length in a post of my own on DurhamLuxRE.com, the paradox of pricing luxury homes it that it is more difficult to do because most of them are so unique. On the other hand, pricing is usually less important. Karen's story makes the point. Nobody spends their last dollar on a luxury property. When a fabulously wealthy person wants something, they will get it. Why? As Karen found out from her client, because they can.

Jay,
I'm a little confused by your comment. I think Alex's post is about using a rating system for realtors, and how that is destined to fail. Rating people, their personalities and their skill sets, is quite different than rating a movie or a restaurant.....in fact....I don't think that is a good way to hire a professional to help you with perhaps the largest single purchase of your life.
All of us would agree, I think, that marketing is a skill that all listing agents must have, especially in the luxury real estate market....and some new marketing skills are needed for that to succeed today.

In my opinion, the marketing and selling of luxury properties needs to be coupled with marketing the expertise and professionalism of the agent as well. Beautiful photos and mass internet exposure, including social media channels will get the eyeballs on the property....but a point not to be missed is that listing agents are the new "buyer's agents" whether they like it or not.

I agree with you, Jay, that a "new skill set is needed."

Do you agree that an agent is a necessary part of a luxury real estate transaction?

Oh, but there is some disagreement here. Go to the Hobbs-Herder website www.hobbsherder.com/marketing_products.asp and the headline is 1. You are the product. 2. Market the product. Hobbs-Herder is the leader in real estate marketing training and it's all about marketing the agent. This advice may have worked in a pre-crash world but with more sellers than qualified buyers, listing agents need to learn how to market homes. That's what 4PsRE is all about...developing best practices for marketing homes. A real estate lawyer can get you through a transaction. The new skill set needed is product marketing, in other words, marketing the listing.

You make several valid points in your post.

First, internet marketing, if it is to be valuable, is not free. There is a belief out there that simply "being on the internet" is enough and that effort constitutes the requirement for participating in social media. Clearly, from my experience you get what you pay for in any medium, including the digital one.

Second, many real estate agents are ignorant about what social media actually represents. The only way to discover the value in anything is to study it. NAR has enough statistics to support the argument that the internet is the destination of choice for nearly all buyers and sellers.

As real estate professionals we must embrace this new technology and invest in it if we want to realize results. Monetizing your clickstream is a combination of science and instinct.
Thanks for sharing.
Best wishes,
Roger
